Robert De Niro isn’t just one of the world’s most celebrated actors with two Oscar wins and another seven nominations for his 125-plus film and TV appearances. He’s also an astute businessman with deep roots in the hospitality industry and a keen eye for refined design. As a co-founder of Nobu Hospitality back in 1994, he has had his hands in the development of an international array of Nobu hotels and restaurants, from Las Vegas to the Philippines.
Among the entrepreneurial movie star’s upcoming projects with Nobu Hospitality is the forthcoming Beach Club, Barbuda. The 391-acre development near the southern end of the tiny Caribbean island occupies the site of the former K Club, once a popular getaway with international jet setters like the late Princess Diana. De Niro was also a visitor to the resort, which closed its doors in 2004, so his attraction to the property’s 2.1 miles of pink and white sands along Diana Beach long predates his involvement in refurbishing the site.
A restaurant (Nobu Barbuda) and a beach club are already operating, while the forthcoming Nobu Beach Inn, an intimate 17-key boutique hotel, is scheduled to open late next year, and sales for the exclusive enclave’s 55 private beachfront residences have just launched.

The Beach Club, Barbuda offers three distinct options for homeownership: the Nobu Beach Inn Residences, the Beach Club Villas, and the Beach Club Estates.
Each of the 25 Nobu Beach Inn Residences sits on a one-acre lot with four- and five-bedroom plans ranging from 5,000 square feet to 6,000 square feet. The completely turnkey homes start at $12 million, but buyers who wish to make some changes can work with the design team to select interior finishes and color palettes as well as to customize spaces for their individual needs, whether that’s adding a gym, a bunk room, or an executive office suite. Owners also have the option to include their residence in the rental program, all arranged and managed through Nobu Beach Inn.
The Beach Club Villas will occupy 23 beachfront parcels, each one acre with about 150 feet of sandy beach frontage, with prices beginning at $7 million for the land. The Beach Club Estates, with up to 480 feet along the beach, comprises seven six-acre parcels starting at $15 million, with construction costs expected to run tens of millions more.

Owners can make use of the amenities offered to hotel guests—including in-residence dining options and housekeeping and concierge services—but will also have exclusive access to the Clubhouse, a resident-only complex that will offer a restaurant and bar, wellness facilities, and a pool and cabanas, along with live music and a range of curated experiences.
De Niro’s partners in the Barbuda project are Australian billionaire James Packer and hospitality innovator Daniel Shamoon, the co-owner and director of Luxury Hotel Partners, which owns Small Luxury Hotels of the World. And, though Nobu Hotels are not owned by Nobu Hospitality’s founders—each is individually owned and operated under management and licensing agreements with Nobu Hotels—the Beach Club, Barbuda is unique in that De Niro and his partners own it. Each of the partners will maintain a home on the property.
Construction on purchased residences is expected to begin early next year, with completion in 14 to 16 months. Meanwhile, an existing cottage near the restaurant and beach club is being made available by appointment so prospective buyers can visit the site and get a bare-feet-in-the-sand feel for what island life is like at the Beach Club, Barbuda.
