In a city dominated by sprawling estates, charming bungalows, and low-rise apartment buildings, high-rise living is still a rarity in Los Angeles. That makes One Beverly Hills feel like a bold new experiment in luxury. Spanning 17.5 acres at the 90210’s western gateway, where Wilshire and Santa Monica Boulevards cross, the low-density, master-planned hospitality and residential concept is is anchored by the West Coast’s first Aman hotel, complete with Aman-branded residences and a private club, while also integrating two of L.A.’s most sumptuous hotels, the Beverly Hilton and the Waldorf Astoria.
“Our ambition is to deliver something truly without precedent—a community that captures the sophistication of Beverly Hills while offering the sanctuary and discretion global buyers demand,” says Jonathan Goldstein, CEO of Cain International, the developer behind the project. In addition, he notes that buyers are increasingly drawn to “vertical mansions”—tower residences that deliver the scale, privacy, and lifestyle of an estate, but in a high-rise format that’s easier to manage, particularly for those who maintain several homes across the country or around the world.

The Aman Residences, designed by Kerry Hill Architects (KHA), brings that concept to life. The complex’s two towers reinterpret Aman’s signature serenity in an urban setting, wrapped in warm timber and softened by 10 acres of botanical gardens and open space. Inside, natural materials, tactile finishes, and bespoke details create a sense of calm, while floor-to-ceiling glass doors open to terraces and, in larger residences, private pools, blurring the line between indoors and out. “Like a painting with foreground, midground, and background, the open interiors and garden terraces naturally create layers and a sense of depth,” explains Tanuj Goenka of KHA.
The One Beverly Hills campus abuts the prestigious Los Angeles Country Club (it’s less than a mile to the gated entrance), with sweeping views from the Hollywood Hills to the downtown and Century City skylines and the Pacific Ocean. Sizes range from 3,100-square-foot two-bedroom homes to 10,500-square-foot sky mansions, with penthouses reaching 25,000 square feet. Pricing starts at $20 million, and even with a staggering average cost of $7,000 per square foot—a Southern California record—the first tower is already 60 percent under contract and in reservation.

Connecting residents to nature is central to Aman’s goals, and working with the acclaimed landscape firm RIOS, every level of the towers feels like an extension of the gardens. Terraces filled with lush greenery and overhanging plantings evoke a sense of living within the landscape, almost like treehouses in the sky. Down below, the meandering grounds are laced with mature trees and layered gardens that provide a feeling of expansiveness despite being in the heart of a huge city. Four acres of One Beverly Hills’s 10-acre green space will be for residents, club members, and hotel guests only, while 4.5 acres will welcome the public—an unusual mix of exclusivity and access in Beverly Hills.
“Hotel amenities in the podium are for social gathering and community, while the residential towers are shrouded by a continuous canopy of trees to ensure privacy from the ground level,” Goenka says. Beyond that, the 100,000-square-foot Aman Club offers a carefully selected slate of dining options, wellness programming, and cultural experiences, exclusively for residents and select Aman partners.

Goldstein emphasizes that the vision goes beyond glamour. “Today’s ultra-high-net-worth buyers seek certainty—homes that are resilient, private, and secure.” That includes fire-resistant construction, geothermal systems, advanced energy storage, shaded walkways, and recycled water to support the gardens while reducing environmental impact. The goal is for sustainability to feel effortless.
Beyond residences, gardens, and the Aman Club, One Beverly Hills introduces other layers of urban luxury: climate-controlled car vaults for collectors, curated retail and dining, and a calendar of cultural events that animate the campus year-round.
Construction on One Beverly Hills began in February 2024. Phased completion is scheduled to start in 2027, with the project fully delivered by the 2028 Olympic Games.
