The forthcoming Mandarin Oriental Residences, Grand Cayman has just unveiled its Ocean House Penthouse with a price tag of $37 million. The five-bedroom, 5.5-bath stunner dubbed “the crown jewel of the Caribbean” spans more than 12,000 square feet—split about evenly between interior and exterior spaces. The unit boasts a sleek design from the Paris-based firm AW2 that doesn’t compete with the spectacular ocean views.
Melkonian Capital Management is developing the project along with RAL Companies. “The Ocean House Penthouse is more than a residence, it is a statement about what is possible in Caribbean living,” Ryan Melkonian, the managing partner at Melkonian, said in a statement. “It reflects the scarcity of truly world-class coastal homes, but more importantly, it demonstrates our commitment to creating something extraordinary on Grand Cayman.”

Located at the top of the Ocean House building, the penthouse offers glass-walled gathering spaces with breathtaking views, all set beneath 13-foot ceilings. The living and dining areas are open to one another, with support columns and vertical screening in between. The limestone floor tiles extend into the open-plan chef’s kitchen, equipped with Miele and Electrolux appliances plus custom cabinetry.

The spacious primary bedroom, wrapped in floor-to-ceiling glass that slides open to a wraparound balcony, is accompanied by a limestone bathroom that includes a glassed-in shower trimmed in brass and an oversize soaking tub from which you can look out on the horizon.

Just about every room opens to a terrace leading to the vast roof deck. Owners may never visit the resort’s communal pool and club room, as the deck features a 750-square-foot infinity pool with integrated loungers, plus a sunken lounge and a covered dining area next to an outdoor kitchen.
The resort isn’t scheduled to open until 2028, but when it does, it’ll include a 91-key hotel, plus 42 private apartments with pricing starting at about $6 million. And, though it may be tempting to simply stay put in the penthouse, it could be worth exploring all that the Mandarin Oriental Residences, Grand Cayman has to offer: more than 2,700 feet of prime ocean frontage and 67 acres of tropical landscape.
